The Delhi Development Authority launched the second phase of Towering Heights in Karkardooma on January 3, 2026, offering 741 premium 2 BHK flats on a first-come-first-served basis, plus 107 flats for bulk allotment to government institutions. This is Delhi's tallest residential building at 48 storeys, located directly at Karkardooma Metro Interchange Station.

### For Individual Buyers
  • Indian citizen
  • 18+ years old
  • Should not own residential property in Delhi (self, spouse, or dependent children)
  • Must accept all scheme terms and conditions
  • No limit on number of flats you can book

For Bulk Institutional Buyers

  • Central/State Government Ministries & Departments
  • Public Sector Undertakings (PSUs)
  • Central/State Universities
  • Autonomous Bodies
  • Minimum 10 flats per application

Documents Required


### Mandatory:
  • PAN Card
  • Aadhaar Card
  • Passport size photo (white background, JPEG, max 100 KB)
  • Address proof
  • Bank details (cancelled cheque/statement)

For Category Reservations:

  • SC/ST/OBC: Caste certificate
  • PwD: Disability certificate
  • Ex-Servicemen: Discharge certificate
  • War Widows: Certificate from Zila Sainik Board

Complete Application Process


### Step 1: Registration (Opens January 8, 2026)

Visit: eservices.dda.org.in

If Already Registered on DDA Awaas Portal:

  • Login directly with existing credentials
  • No registration fee required
  • Skip to booking step

If New User:

  • Click "New Registration"
  • Fill form: Name, DOB, PAN, Aadhaar, email, mobile, bank details
  • Upload documents (PAN, Aadhaar, photo, address proof, cancelled cheque)
  • Pay ₹2,500 registration fee (non-refundable)
  • Receive Registration ID via email/SMS

Step 2: Flat Booking (Opens January 23, 2026)


#### Before Booking Day:
  • Ensure ₹4,00,000 available per flat in bank account
  • Check and increase daily transaction limits
  • Download floor plans from portal
  • Shortlist 5-10 preferred flats
  • Use stable internet and desktop/laptop

On January 23, 2026:

  • Login Early: Access portal 30 minutes before booking starts
  • Browse Flats: View available flats in Aravali and Nilgiri towers
  • Select Flat: Choose tower, floor, flat number (use filters for price/floor/area)
  • Add to Cart: No limit on number of flats
  • Make Payment: ₹4,00,000 per flat via net banking/card/UPI
  • Get Confirmation: Booking ID, flat details via email/SMS

Important: It's FCFS - whoever books first gets the flat. Best flats will be booked quickly.

Step 3: After Booking


#### Within 15-30 Days:
  • DDA verifies your eligibility and documents
  • If eligible: Receive Demand-cum-Allotment Letter

Within 30-45 Days:

  • Pay 75% of total disposal cost (₹1.5-1.7 crores approx)
  • Visit DDA office for agreement execution

July 2026:

  • Pay remaining 25%
  • Take possession

Tips for Successful Booking

Register Early: Register on January 8, 2026, itself to avoid last-minute technical issues and to familiarize yourself with the portal.

Study Floor Plans: Download all floor plans from the portal and study them carefully. Understand the differences between towers, floors, and unit sizes.

Shortlist Your Preferences: Create a priority list of flats based on your budget, preferred floor, tower, and size. Have at least 5-10 options ready.

Check Bank Limits: Ensure your bank account has sufficient balance and your daily transaction limit is adequate for the booking amount.

Stable Internet: Use a stable broadband connection. Avoid mobile data which may be unreliable during peak traffic.

Use Desktop/Laptop: While mobile is supported, desktop or laptop provides a better experience for viewing floor plans and making selections.

Login Early: Login to the portal at least 30 minutes before booking starts on January 23. Keep the portal open and refresh periodically.

Be Quick: Since it's FCFS, speed matters. The best flats (good floors, corner units, better views) will be booked quickly.

Have Backup Options: Your first choice may get booked by someone else. Be ready to quickly select your second or third choice.

Complete Payment Quickly: Don't delay payment after selecting a flat. The flat is not reserved until payment is successful.

Save All Receipts: Download and save all receipts, confirmation emails, and documents immediately after booking.

Read Terms Carefully: Read all terms and conditions before booking. Once you book and pay, you're bound by those terms.

Verify Eligibility: Ensure you meet all eligibility criteria before booking to avoid cancellation later.

Visit the Site: If possible, visit the Towering Heights site before booking to see the construction quality and location firsthand.
