Indian Hotels Company Limited (IHCL), India's largest hospitality company, has announced the signing of a new Taj hotel with branded residences in Noida. This greenfield development, executed under a management contract with Gulshan Group, marks a significant expansion of IHCL's presence in the National Capital Region.

Project Overview

The development will be located along the Noida Greater Noida Expressway, a strategic corridor undergoing rapid transformation due to infrastructure projects and the upcoming Noida International Airport at Jewar. The project will feature 150 guest rooms and 74 luxury residences, each spanning 7,500 square feet.

Hotel Amenities and Facilities

The Taj hotel will offer comprehensive hospitality services including an all day dining restaurant, a bar, and two specialty restaurants catering to diverse culinary preferences. The property will feature a grand ballroom spanning over 8,000 square feet, complemented by meeting rooms for business and social events.

Wellness and recreation facilities will include a swimming pool, a fully equipped gymnasium, a health club, and Taj's signature J Wellness Circle. These amenities will cater to both hotel guests and residents, ensuring a holistic lifestyle experience.

Branded Residences Features

The 74 luxury residences will provide an exclusive living experience with access to Taj hospitality services. Residents will enjoy a dedicated Residents' Club featuring terraced gardens, a children's play area, a lounge, sports facilities, and an infinity swimming pool.

Each residence will span 7,500 square feet, offering spacious layouts designed for luxury living. The branded residences will combine the comfort of home ownership with the services and amenities of a five star hotel.

Strategic Location and Connectivity

The project's location along the Noida Greater Noida Expressway offers excellent connectivity to Delhi, Noida, and Greater Noida. The expressway is undergoing expansions including new corridors and flyovers directly linking to Jewar Airport, which will handle over 1 crore passengers annually in Phase 1.

The Noida International Airport Corridor from Greater Noida West to Gaur Chowk, including underpasses, flyovers, and dedicated freight corridors, will cut travel time to the airport to under 40 minutes. This enhanced connectivity is expected to shift the region from primarily residential to a full business ecosystem by 2026.

IHCL's Presence in Noida

This addition will give IHCL five hotels in Noida and Greater Noida, including one under development. The expansion aligns with IHCL's strategy to strengthen its presence in the National Capital Region, where Noida is experiencing rapid growth driven by infrastructure development and commercial activity.

IHCL currently operates over 250 hotels in India with 25,500 rooms across brands like Taj, Vivanta, Ginger, Gateway, and SeleQtions. The company is implementing its 'Accelerate 2030' strategy, aiming for over 700 hotels and 70,000 rooms by 2030.

Gulshan Group Partnership

Gulshan Group, also known as Gulshan Homz, is a real estate developer in Noida specializing in luxury residential projects since 1989. The group has delivered 10 projects covering 7.5 lakh square meters, with 16 lakh square meters area pending delivery, serving over 8,000 families.

Key residential projects by Gulshan Group include Gulshan Ikebana in Sector 143, Gulshan Botnia in Sector 144, Gulshan Dynasty in Sector 144, and Gulshan Vivante in Sector 137. The group emphasizes modern architecture, premium amenities, and sustainability features in strategic sectors with excellent connectivity.

Branded Residences Market in India

Branded residences represent a growing trend in India's luxury real estate market, combining high end homes with global hospitality, fashion, and lifestyle brands. The sector has grown by over 160 percent in the past decade and is projected to reach $5 billion by 2025.

As of 2025, there are 34 operational and planned branded residence schemes across eight major cities in India. These properties command 30 to 40 percent higher premiums than standard luxury properties due to limited availability, strong brand recognition, and professionally managed services.

Buyers are attracted to branded residences for premium valuation and financial returns, with faster capital appreciation and higher rental yields. The pandemic has intensified demand for professionally managed residences with superior security, wellness amenities, and convenience features.

IHCL's Branded Residences Portfolio

IHCL has introduced Taj branded residences in Chennai and Noida. The primary project is Taj Sky View Hotels and Residences in Chennai, a partnership with Ampa Group. This greenfield development spans 3.5 acres and features a 253 key Taj hotel and 123 luxury residences.

Residences in Chennai are priced from ₹6.5 crore for 2,500 square feet to ₹19 crore for 5,900 square feet, with expected completion in Q1 2027 and an ₹850 crore investment. Residents have access to Taj hospitality services including butler service, housekeeping, laundry, business center access, and dining at restaurants.

IHCL Expansion Plans

IHCL plans to add over 30 new hotels in FY26 (April 2025 to March 2026), contributing approximately 4,500 rooms. The company opened 25 hotels in FY25 and targets 2.5 to 3 hotel openings per month in FY26.

IHCL is investing ₹6,000 crore over five years for organic growth and acquisitions, shifting towards an asset light model with 60 to 65 percent managed or leased properties. In FY25, IHCL signed 74 new hotels and opened 26, expanding its portfolio to 380 properties.

The company is launching a new luxury boutique brand, Claridges Collection, targeting 20 properties by 2030. IHCL has a partnership with Ambuja Neotia for 15 new hotels adding over 1,000 rooms in West Bengal, Sikkim, and Himachal Pradesh by 2030.
