Delhi has one of the most complex housing markets in India. The city does not expand outward easily because most surrounding land belongs to neighbouring states. As a result, land inside the capital becomes valuable over time. Prices differ widely depending on location, land availability, infrastructure, and type of housing.
Central districts such as Lutyens’ Delhi and Connaught Place command extremely high land values because of administrative importance and limited residential supply. South Delhi neighbourhoods attract buyers who prefer established colonies and builder floors. Planned areas in West Delhi and South West Delhi offer larger apartment societies and lower entry prices.

Lutyens’ Delhi prices are currently ₹1,00,000 to ₹5,00,000 per sq ft. Lutyens' includes areas such as Prithviraj Road, Aurangzeb Road, and parts of the diplomatic enclave. The area was designed during the British period and contains large government residences and diplomatic missions. Private residential plots are extremely rare.
Homes here are mostly independent bungalows built on plots ranging from 1000 to more than 3000 square yards. Because the land parcels are large and transactions are rare, prices per square foot can reach several lakh rupees. The area attracts industrial families, senior politicians, and foreign diplomats.

Connaught Place prices are currently up to ₹1,00,000 per sq ft. It is primarily a commercial district but a small number of residential properties exist in the surrounding blocks. These properties often occupy older colonial buildings or mixed use floors above commercial establishments. The location remains valuable because it sits in the geographic centre of Delhi. Rajiv Chowk metro station connects multiple metro lines which increases accessibility. Because residential inventory is very limited, available units can command prices close to one lakh rupees per square foot.
Civil Lines prices are currently from ₹20,000 to ₹55,000 per sq ft. It lies in North Delhi near Delhi University. The area was once home to British administrative officers. Many colonial era homes remain, although some plots have been redeveloped into builder floors. Large plots, tree lined streets and proximity to government offices help maintain strong demand. The area also benefits from metro connectivity through Civil Lines station. Property prices vary widely because plot sizes differ significantly.

Greater Kailash prices are currently from ₹26,000 to ₹35,000 per sq ft. It is one of the most recognised residential areas in South Delhi. It is divided into GK I and GK II and contains a mix of independent houses and builder floors.
The locality benefits from established markets such as M Block and N Block. Residents also have access to major employment hubs like Nehru Place and Okhla. Because of this location advantage, property demand remains stable. Most transactions involve builder floors constructed on plots of around 200 to 500 square yards.

Punjabi Bagh prices are currently from ₹20,000 to ₹35,000 per sq ft. It developed as a residential colony for business families. Many homes here sit on larger plots compared with other parts of West Delhi. Punjabi Bagh West commands higher prices because it contains larger houses and better road connectivity.
The Ring Road passes near the locality which connects it to Central and South Delhi. Punjabi Bagh metro station links the Green Line and Pink Line which improves transport access.

Karol Bagh prices are currently from ₹21,000 to ₹28,000 per sq ft. It is known for its retail market and dense residential environment. Older houses have gradually been replaced with multi storey buildings.
The locality attracts buyers who want to stay close to Central Delhi but cannot afford the prices in nearby premium districts. The Blue Line metro station provides direct connectivity to Rajiv Chowk and West Delhi.

Vasant Kunj prices are currently from ₹20,000 to ₹30,000 per sq ft. It sits near the Delhi airport and contains a large number of apartment societies developed by the Delhi Development Authority. The area has gradually evolved into a residential hub for professionals working in South Delhi and Gurgaon.
Shopping centres, schools and hospitals operate nearby which increases residential demand. The availability of apartment complexes makes pricing easier to measure per square foot compared with bungalow based neighbourhoods.

Lajpat Nagar prices are currently from ₹16,000 to ₹20,000 per sq fts. Its between South and Central Delhi. The area has become popular with middle income families because it offers good connectivity to business districts like Nehru Place and Defence Colony. Housing supply includes builder floors and converted apartment blocks. The presence of Lajpat Nagar market and metro stations on two corridors helps maintain strong residential activity.

Janakpuri prices are currently from ₹14,000 to ₹25,000 per sq fts. It is a planned residential colony in West Delhi. The area contains cooperative group housing societies and independent houses. Schools, hospitals and parks are located within the colony which makes it suitable for families.
The Blue Line metro corridor runs through Janakpuri which connects the area to Connaught Place and Noida. Property prices depend on whether the home is in a society apartment or an independent plot.

Dwarka prices are currently from ₹12,000 to ₹16,000 per sq ft. It is one of the largest planned townships developed by the Delhi Development Authority. The area is divided into sectors that contain housing societies, schools and parks. The township benefits from wide roads and metro connectivity through the Blue Line and Airport Express Line. Because supply of apartments is relatively high compared with older colonies, prices remain lower than central Delhi locations.

Defence Colony prices are currently from ₹35,000 to ₹55,000 per sq fts. It lies in South Delhi near Lajpat Nagar and Lodhi Road. The area contains large residential plots and redeveloped builder floors. Strong connectivity and established markets keep property demand high.

Hauz Khas prices are currently from ₹30,000 to ₹45,000 per sq fts. It combines residential streets with a historic lake and park area. The neighbourhood attracts buyers due to its central location within South Delhi and access to commercial zones such as Green Park and IIT Delhi.

Green Park prices are currently from ₹30,000 to ₹50,000 per sq fts. It sits close to Hauz Khas and AIIMS hospital. Builder floors and independent homes dominate the housing supply. The locality remains popular due to metro access and proximity to major institutions.

South Extension prices are currently from ₹30,000 to ₹45,000 per sq fts. It is divided into Part I and Part II. The area contains residential streets behind one of Delhi’s most famous retail markets. Builder floor homes command high prices because of central South Delhi location.

Saket prices are currently from ₹20,000 to ₹30,000 per sq fts. It lies near major commercial hubs such as Malviya Nagar and Mehrauli. The area includes both apartment societies and independent houses. Shopping malls and hospitals nearby support residential demand.

Rohini prices are currently from ₹9,000 to ₹14,000 per sq fts. It is a large residential zone in North West Delhi. The area was developed by the Delhi Development Authority with planned sectors and housing societies. Property prices remain lower compared with central districts because of larger housing supply.
